How We Test For Mold – Our Science Backed Process

Mold often hides behind walls, under floors, or within HVAC systems, going unnoticed until it becomes a larger problem. Our inspection process is designed to answer three questions: is there mold, where is it coming from, and what needs to be done to fix it.
1. Visual Inspection
We begin with a visual inspection of the home, focusing on the areas of concern you’ve identified. We look for staining, water damage, visible growth, and conditions that commonly lead to mold, such as plumbing fixtures, windows, attics, and HVAC systems.
2. Thermal Imaging and Moisture Mapping
Mold requires moisture to grow , so finding the moisture source is the key to finding the mold.
Thermal imaging: A thermal camera detects temperature differences behind walls, ceilings, and floors that indicate hidden moisture or leaks.
Moisture mapping: Moisture meters confirm whether building materials like drywall, subfloor , or framing are wet, and how far the moisture has spread.
This step allows us to locate problems that aren’t visible from the surface, without opening up walls.
3. Air and Surface Sampling
Once we’ve identified the areas of concern, we collect samples for lab analysis.
Air samples – A professional-grade air pump draws air through a sampling cassette, capturing airborne mold spores. Our equipment is calibrated to the lab’s standards to ensure accurate results.
Surface samples – If visible mold is present, we take a swab or tape sample to identify the specific species.
4. Laboratory Analysis
Samples are analyzed by a certified lab technician using AI-assisted analysis. The lab identifies which types of mold are present and in what quantities. Results are typically returned in under 48 hours, compared to the two weeks many traditional labs require. Results are very easy to read, you can see the sample report here.
5. Comprehensive Report
Within 48 hours, you’ll receive a detailed report that includes:
The types and amounts of mold detected
Where moisture and mold were found in the home
The likely source of the problem
Recommended next steps
If Mold is Found:
Our report will outline what was found and what needs to be addressed. We’ll walk you through the results, answer your questions, and help you understand your next steps. Because we don’t perform mold remediation, our findings are independent, and you’re free to take the report to any remediation company you choose.
